My indexation seems incorrect

If the amount calculated in Smovin does not match your own calculation, please go through the following checks.


1. Check the rent used for the calculation

Indexation is always calculated based on the current rent registered in the contract.

Open the contract → Edit → verify the current rent amount.

If a rent re-evaluation was carried out recently, this new amount is used for the calculation.


2. Check whether the indexation has been customized

In the contract → section RentCustom indexation.

The indices may have been modified manually.
In that case, the result may differ from a standard calculation.


3. Check whether a rent re-evaluation was recorded

In the contract → tab ActivitiesHistory.

If a rent re-evaluation has been recorded, the indexation is calculated based on this new amount.


4. EPC impact

In Wallonia and Brussels, the EPC score may limit indexation.

If an EPC is registered in the contract, the corrective coefficient is applied in accordance with the regulations.

If no EPC is indicated, the calculation is performed without any corrective coefficient.

Please note: Smovin displays the amount without the corrective coefficient.
You must activate the indexation for the corrective coefficient to be applied.


Still a difference?

If, after these checks, the amount still seems incorrect, please contact support and provide:

  • The current rent amount

  • The lease start month

  • The indexation month

  • The EPC score (if applicable)

We will verify the calculation.
