How does Smovin handle termination and tacit renewal tasks?

Smovin tracks your leases' deadlines to avoid any legal oversight, and automatically generates tasks on your dashboard. This works the same way across all markets (Belgium, France, Luxembourg).

1. The "Contract termination" task

To help you anticipate the end of a lease, Smovin generates a termination task 2 months before the deadline to send notice.

  • Calculation logic: for a contract with a 6-month notice period, the deadline to send notice falls 6 months before the lease ends. The task therefore appears 8 months before the end date (6 months' notice + 2 months' anticipation).

  • Possible action: during this 2-month window, you can decide to end the lease.

  • Result: if you choose to terminate, Smovin automatically generates the registered letter to send to the tenant, based on the contract's information.

2. The "Tacit renewal" task

If no termination is made during the anticipation window, Smovin assumes the contract continues.

  • Automatic transition: on the date the notice period would have started, the "Termination" task is removed and replaced by a "Tacit renewal" task.

  • New deadline: this task invites you to confirm the contract's new end date.

  • Input assistance: Smovin automatically suggests a date based on the applicable legal rules. You remain free to accept this suggestion or change the date according to your specific agreements.

  • Closure: once the new date is saved, the task is marked as completed and the file is updated for the next period.

💡 Key point: Smovin gives you a 2-month window to act before the contract is legally renewed. After this period, the app automatically switches to renewal to ensure the continuity of your management.
