How do I add a loan to my building or unit?

Record your loan in Smovin to track what has already been repaid and what remains to be repaid, in capital and interest.

Written by Pauline Marchand

Good to know: Smovin only calculates the amortisation table itself for a Classic loan with a Fixed rate. For all other loans (Bullet loan or Variable rate), you must import your amortisation table. Without it, Smovin cannot display the detail of your repayments.

Add a loan

  1. In the left menu, click Properties.

  2. Click the building or unit concerned. If the unit is part of a building, open the building first, then click the unit in the Units list.

  3. Click the Expenses tab.

  4. In the Loans block, click + Add a loan.

  5. Fill in the fields:

    • Loan amount: the amount borrowed, in euros.

    • Type of loan: choose Classic or Bullet.

    • Interest rate: choose Variable or Fixed. If you choose Fixed, enter the rate in %.

    • Reimbursement start date: select the month and year of the first repayment.

    • Duration: enter a number, then choose Months or Years.

    • Beneficiary: the name of your bank or lender (the creditor).

  6. Add the amortisation table (shown as Depreciation table in Smovin):

    • Classic loan with a fixed rate: once all fields are filled in, Smovin calculates the table automatically and displays it below the form. If you prefer to use your bank’s table, click Import depreciation table.

    • All other cases: click Import depreciation table and select your file. You can also import it later, after saving the loan.

  7. Click Submit. The button only becomes active once all fields are filled in.

Use the amortisation table template

If your table is not in a suitable format, download the Smovin template. In the form, under Import depreciation table, click here in the sentence “Don’t have a depreciation table? Download a template here.”

The template is an Excel file.

  • Required columns: year, month, monthly payment and interest.

  • The other columns are optional.

If your data is not in Excel format, convert it before importing.

What you see next

Once the loan is saved, the Loans block shows:

  • the creditor, the amount, the type of loan, and the rate if it is fixed;

  • a progress bar with the start and end dates;

  • the amount reimbursed and the amount to be reimbursed, each split into capital and interest;

  • a More details button, which opens the full amortisation table.

If no amortisation table is available, Smovin shows a message and the Import depreciation table button instead of this detail.

Edit or delete a loan

  1. In the Loans block, click the three dots ⋮ to the right of the loan.

  2. Click Edit to change the information, then click Submit. Or click Delete.

⚠️ Deletion is immediate, with no confirmation.
