Method 1 — Add an initial balance (quick)
You add a single due amount corresponding to the total arrears at the encoding date.
Open the contract, Financials tab, then + Add a transaction.
Click Due amount, then Next.
Leave the Direction on Amount to receive (Tenant → Owner).
Enter the Amount of the arrears and the Date.
Under Type of due amount, select Outstanding amount.
Click Save.
Advantage: it's quick. Drawback: you don't have the month-by-month detail that justifies the arrears to the tenant.
Method 2 — Rebuild the full history (detailed)
Smovin generates the rent and charges due from a date of your choice, to recreate the history month by month.
Open the contract, Financials tab.
In the top right, click Actions, then Modify history.
The Financial history window opens. Under Start of financial history, enter the starting month. The Start of contract and Start of calendar year buttons help you fill it in quickly.
The list of rent and charges due over the period is displayed.
Click Confirm to generate this history.
The amounts you have already added manually are not deleted. Once the history is generated, record the payments received and link them to the due amounts through reconciliation, to obtain an accurate balance.
Good to know
Both methods create due amounts: they increase the debt shown in the balance. To reflect what the tenant actually paid, then add the payments and reconcile them.
