How to automatically calculate the amount to refund to my client?

Smovin calculates for you the amount to refund to your client (owner), based on the rents and charges received, after deducting the fees.

Prerequisite: if you want your management fees to be deducted from the refund, calculate them beforehand. See: How to calculate my fees?

Steps

  1. In the left-hand menu, click Clients and open the client's file.

  2. Click the Financials tab, then ActionsCompute refund. (If your agency's address and name are not completed, a message first prompts you to update your agency details.)

  3. In the window, choose the period and the refund type. The amount shown in each box is pre-calculated by Smovin:

    • Net rents and charges: rents and charges received, minus the owner and tenant fees;

    • Net rents only: rents received, minus the owner fees;

    • Net charges only: charges received, minus the tenant fees.
      You can make a refund at any time during the current period, and several times.

  4. Click Next.

  5. The amount to refund is calculated automatically. You can view the detail: Rent analysis and Charges analysis.

  6. You can then either download the report (detailed view of the amounts and of the owner/tenant invoices), or validate the calculation and send it to your client via Smovin.

If you recalculate for the same period, Smovin adds the newly received rents/charges and the new invoices since the last calculation, and deducts the refunds already made (previously refunded column). The result is the new amount to refund.
