Access
In the left-hand menu, click Clients and open the client's file.
Click the Pricing table tab, then Customize table. (If your agency's address and name are not completed, a message first prompts you to update your agency details.)
In the window, choose Start without a template to start from a blank form, or select an existing template: the form opens pre-filled and remains editable.
The form offers two modes: classic and advanced.
Classic mode
Simple and quick. You apply either:
a percentage of fees on the received rents (excluding charges — actually paid by the tenant over the period) or the expected rents (theoretical rent in the system, whether paid or not);
a fixed amount per unit (applied whether or not the rent is received).
NB: VAT (21% in Belgium — subject to change) is added during the calculation. Enter amounts excluding VAT here.

Advanced mode
1. Calculation rules
Basis: fees based on the received, expected (the amounts due, called) or initially expected amounts (the initial, non-indexed rent set in the contract). For received amounts, first link the payments received to the amounts due for a correct calculation.
Inclusion: percentage calculated on rent only, or also on the charge provisions/lump sums and the discounts.
2. Scale: fixed or degressive
Fixed: depending on the bracket the rent falls into, a percentage/lump sum applies to the entire amount.
Degressive: several brackets, each with its own percentage/lump sum; the total commission is the sum of the brackets.
3. Calculation base: per unit or on the portfolio
Per unit: the lump sum/percentage is applied to each rental unit, then summed.
On the portfolio: the lump sum/percentage is applied to the sum of the rents (and charges, where applicable).
Fill in the bracket intervals accordingly.
4. Minimum commission (optional)
Amount charged if the calculated fees are lower. ⚠️ Not to be confused with the rate in case of rental vacancy.
5. Rate in case of rental vacancy (optional)
⚠️ Available only in per unit mode. Enter an amount per month; Smovin applies a pro rata of the vacancy days (the amount entered is therefore the monthly maximum).
6. Is VAT already included?
No → 21% VAT (Belgium — subject to change) is added to the calculation.
Yes → no VAT is added (amounts include VAT).
Save
Click Save. To reuse this table, enable Save template and give it a name: you will then find it in your agency's profile.
