Smovin calculates your indexation automatically. If your lease sets specific rules, you can take control of each parameter of the calculation. Here's how.
â
Open the customization
Open the relevant contract and click "Edit".
In the "Rent" step, for "Will the rent be indexed?", select "Yes".
Under "Personalised indexation", click "Personalise". The "Customize indexation" window opens.
Set what you need
Each parameter is a Yes / No toggle. Leave on "No" anything you don't want to change: Smovin will apply the default value. Switch to "Yes" only the settings you want to adjust:
The base of indices â choose a base from the list (1988, 1996, 2004, 2013, 2025). On "No", the base is assigned automatically by the calculator.
The month for the base index â by default, Smovin uses the month preceding the lease signature.
The month for the current index â choose the month, then the index to use: "Health Index" or "Consumer Price Index".
The date of the next indexation â enter it as mm/yyyy. By default, indexation falls on the anniversary date of the contract start.
The base monthly rent for the calculation â enter the amount used as a basis. By default, this is the contract's initial rent.
The indexation frequency â "Every year" by default.
A maximal indexation â set a cap as a percentage. The increase won't exceed this cap. For example, a 10 % cap on a âŹ1,000 rent limits the indexed rent to âŹ1,100 maximum.
Finally, click "Save".

How the calculation is applied
A banner recalls the formula used:
Initial monthly rent à health index of the month preceding the contract's start date á health index of the month preceding the contract's signature date.
