Add an early termination
Open the contract (when creating or editing it) and click the "Early breaks" step in the left-hand menu.
Click "Add a contractual termination rule". The "Termination rule (optional)" window opens.
Under "By the", indicate who can terminate: "Owner", "Tenant" or "Common" (both).
In "Date", enter the termination date. By default, the field shows "End of contract".
In "Notice period (months)", enter the number of months of notice.
To add more terminations, click "Add a contractual termination rule" again. Each additional termination can be removed via the trash icon.
Click "Confirm".
💡 For commercial leases of 9 years, terminations by the tenant (3-6-9) are added automatically. Check that they match what is set out in the lease.
You can edit this information at any time via the "Modify" button on the contract page.
📌 For terminations by the owner, Smovin alerts you as the deadline approaches: about 2 months before the notice period starts, the "Terminations" line in the "Tasks to do" block of your Dashboard increases, prompting you to send the notice on time.
