Some amounts are not generated automatically by Smovin: late-payment interest, a rental guarantee, a spare key, or an amount you need to reimburse to the tenant. You can add them manually to keep a complete history and an accurate balance.
A due amount should always be matchable to a payment: this is what keeps the contract's balance settled.
Here's how to proceed:
Open the relevant contract and click the Financials tab.
In the Financial transactions section, click + Add a transaction.
In the New transaction window, click Due amount (the other choices are Payment, Discount and Free rent/charges period), then click Next.
Under Direction, choose the direction of the amount:
Amount to receive (Tenant → Owner): an amount the tenant must pay you, for example a rental guarantee or a spare key.
Amount to reimburse (Owner → Tenant): an amount you owe the tenant, for example the release of a guarantee or a repair.
In Amount, enter the amount and select the applicable VAT rate. You can click Add a new row to enter several amounts; the total excluding and including VAT is displayed automatically.
In Date, enter the date of the due amount.
Select the Type of due amount from the dropdown.
If needed, add a Description (optional).
Click Save.
